Recently, Indochina Capital team attended ULI Vietnam Official Launch in Hanoi, which featured the release of the Emerging Trends in Real Estate® Asia Pacific 2025 report and opening remarks by Michael Piro, Co-CEO of Indochina Capital.


Emerging Trends in Real Estate® is one of the most highly regarded annual outlooks for the real estate and land use industry, published jointly by PwC and the Urban Land Institute.
At the seminar, Michael Piro shared the latest research and highlighted 10 key trends shaping the Asia-Pacific real estate market in 2025, with many insights drawn from and compared to the Vietnamese market.

Overall, the market is rebounding thanks to lower interest rates and a narrowing bid-ask spread, but still faces challenges such as rising non-performing loans and project delays due to high construction costs. Investors are shifting toward “new economy” assets and higher-return strategies, while sustainability initiatives are temporarily on hold to prioritize cash flow. Vietnam continues to stand out as an attractive investment destination thanks to growing FDI, low interest rates, and stable construction costs.
